SB18 010 - Residential Lease Copy And Rent Receipt

Effective Date: August 8th, 2018

Key points:

  • Provision of Rental Agreements:

    • Landlords are required to supply tenants with a copy of any written rental agreement signed by both parties no later than seven days after the tenant has signed the agreement. This copy can be provided electronically unless the tenant requests a paper copy, in which case the landlord must comply.  

  • Receipts for Payments:

    • For in-person payments made with cash or money orders, landlords must provide tenants with a contemporaneous receipt indicating the amount paid and the date of payment. For payments not made in person with cash or money orders, landlords are obligated to provide a receipt upon the tenant's request within seven days, unless an existing procedure already provides the tenant with a record of the payment. Receipts can be delivered electronically unless the tenant requests a paper copy.  

  • This legislation aims to ensure that tenants have clear and timely documentation of their rental agreements and payment records, thereby promoting accountability and reducing potential disputes in landlord-tenant relationships.
