As we all know, the real estate market can be unpredictable. One question we hear quite often is, “Is now a good time to invest in real estate?”

Why I’m Investing in Denver Real Estate in 2020

I currently own a few pieces of real estate, but in 2020 I’ve decided to purchase additional real estate properties. Here’s why:

1. Interest Rates are Low

Interest rates keep ticking down, which presents a great opportunity for us as real estate investors. A headline in a recent edition of The Wall Street Journal read, “Mortgage Rates Fall to Lowest Level Ever.” The most important word in that headline is... EVER!

No one knows how long these low interest rates will last, but It’s very possible if you don’t purchase real estate property now, 10 years from now you’ll look back and wish you had.

2. Demand for Rentals Continues to Increase

One thing is certain, more and more people are moving to Colorado – and they need a place to live!

If we want affordable housing options in Colorado, more people will need to invest in rental properties. Single-family rental homes are in high demand, and we expect this to continue long term. 

3. Appreciation Continues to Increase

No matter what statistic you look at, Colorado has one of the highest appreciation rates in the nation. Why? Colorado is a desirable place to live, the cost of new construction continues to increase, some municipities are even placing very low limits on new constution.

For these reasons, I believe it is likely that Colorado will continue to see real estate appreciate over time.

4. Real Estate Owned = Long Term Wealth

At Grace Property Management, we’ve been in the real estate business since 1978. We’ve seen many ups and downs during that time, but one thing we do know is that investing in real estate today usually equals long term wealth tomorrow.

Buy and hold real estate investing is not a 'get-rick-quick' sceme. Rather it is a 'get-rich-slowly' guarantee. We have had clients that have owned Denver rental properties for more than 40 years, and over time that has translated into tremendous wealth for them, their families, their children, and even their grandchildren.
