Effective December 1, 2025, there will be a change to the way in which property rental rates are displayed online.

In order to comply with one particular requirement of the highly complex Colorado House Bill 25-1090, all Colorado landlords must now include the total of any and all monthly resident charges in the online advertised rental rate. As Grace Management does charge our residents a $25 per month lease administration fee – this amount will be now be reflected in the total rental cost showing online.

This is NOT a new fee to our property owners or our residents – rather it is simply a new disclosure requirement.

For example:

Previous for-rent listing display: $2,000/month

New for-rent listing display: $2,025/month (includes $25 lease admin fee)

This change is purely a transparency and compliance update required by state law. The underlying financial structure for your property and your owner statements remains exactly the same.

As a reminder - this lease admin fee helps support our comprehensive full-service property management services. This results in things like our 78% lease renewal rate and 99.9% rent collection rate—well above industry averages—while still keeping our rate well below industry average and providing a full service renting experience for our residents.

This the only monthly fee charged to our residents as we have no pet fees, trash fees, utility fees, parking fees, amenity fees, and even a one application fee per lifetime policy.
